Pavements made of asphalt can be expensive to install and can last more or less a decade before major repairs should be undertaken. Like other road construction materials, asphalt has weaknesses that can limit its lifespan.
With a simple combination of rock, sand and a little bit of asphalt glue to bind everything together, the combination is susceptible to UV radiation which can weaken the bond and gradually lose the top surface. Under the harmful rays of the sun, asphalt is also oxidized and loses flexibility which makes it vulnerable to cracks and eventually break.
Asphalt has poor tolerance to chemicals, salts and most especially to petroleum products and this includes gas spills and oil spots. Being a petroleum product itself, other petroleum products such as gas and oil can directly dissolve the asphalt and cause it to soften the structure causing major damage.
To prevent such damages, a form of protection should be provided to shield the asphalt from those harmful elements that can lead to its degradation. The sad part is, most would only get a hold of the seal coater when damage has already been done and deterioration is already evident. If there was a regular preventive maintenance, it could have been avoided.
To combat the degradation of your asphalt pavement, seal coating should be done. This will act as a buffer between the asphalt pavement and harmful components. Other than offering protection, seal coating asphalt can cap small cracks, patches, and rough spots before it becomes larger. This can prevent seepage of water to the base material, evading further damage.
A newly applied sealcoat can make your driveway or parking lot brand new. It will also make it look cleaner as it washes away dirt and debris from the smooth and flawless surface.
Avoid asphalt damage and have regular seal coating to prolong the life of your pavements and make it look brand new.
