Do you own a parking lot? If you do, you have probably heard about sealcoating and how good it is for your parking lot. But before hiring a sealcoating firm, you should at least know what it is and what it does, right? So, here are the things you need to know about sealcoating.
What is sealcoating?
Sealcoating your parking lot basically adds a protection layer to it. It saves you from the need of expensive repairs in the future. It prolongs the lifespan of a parking lot by filling the cracks and voids on its surface.
How do you know if it’s time to sealcoat your parking lot?
The most obvious factor to consider is the age of your parking lot. Usually, if the lot is about a year old, you can consider looking for a seal coating service. However, it is not advisable to sealcoat on a yearly basis. You should take note that as long as the first two layers of sealer are still intact, it’s still protecting the asphalt. Cracks and discoloration of the surface are good indicators, too.
How long should we keep traffic away from the surface after sealing?
You can give it 24 to 36 hours after the final coat before letting vehicles on the surface.
On what kind of weather should sealcoating be done?
You should apply sealcoating when the weather is particularly dry and sunny. You should not apply sealcoat when there is a possibility of raining within 24 hours.
Can we just have DIY sealcoat for our asphalt pavement?
This is not advisable. If you think that this would cost you less, think again. The cost of the sealer costs higher if you buy it on your own. Also, if you are not skilled enough, the potential damage may cost you more. You’ll be surprised that you will actually save more if you hire a professional to do the sealcoating.
